Most Kenyan Real Estate agents deal with 3 types of property. These account for the most Real Estate transfers in the market. New agents tend to specialize in one of the top 3 at first as it is the easiest way to make a reputation.
1 - VACANT LAND;
Kenyans love Land and it is a virtual link with tradition , family and often village life.
Successful business people invest in their ancestral homeland for their parents, a weekend or holiday retreat, retirement plan or simply the first foot on the property ladder. In Nairobi the property size and price is quite large, with corresponding commissions. Be sure you understand the specific buying requirements and motivations of your prospect. Developers and agents that build lots of buildings in a rapid growth area can expect lucrative profits, but remember the market can change at any time.
2 - RESIDENTIAL PROPERTIES;
The most popular property type with both new and experienced agents is residential property.
Kenyan Real Estate Agents then further specialize in types of homes, including apartments, town houses, maisonettes and colonial properties. The choice of home on the market is ever increasing so think seriously what property is right for your family long term. If however it is intended for an investment, consider when you expect to realize the profit and plan accordingly.
3 - COMMERCIAL PROPERTIES;
Commercial property in Kenya can be empty land zoned for commercial use, or an existing business building or buildings. Commercial property valuation requires a more complex method, taking into account the income potential of the property , historical revenue, cash flow with owner perks removed and much more. Unless someone has extensive business valuation experience, it is better to enter this specialization carefully after time in the business in land or residential property markets.
